The Township High School District 211 Board of Education is pleased to offer a 60+ acre parcel of undeveloped land for sale in Schaumburg, Ill.  The parcel is located west of Plum Grove Road, east of Summit Drive, and north of Wise Road.

The Board of Education has established a minimum sale price, set at $17 million, and has elected to sell the property through a sealed bid process.

Bids will begin to be accepted on January 8, 2018, and must be received by no later than 2:00 p.m. on February 20, 2018.

The Board of Education has received a comprehensive civil engineering report, including results of an American Land Title Association (ALTA) survey of the land and feasibility study conducted by Manhard Consulting.  Several analyses were achieved through the comprehensive land survey and feasibility study, and results of the study include the following summary of findings:

  • The property is 62.036 acres in size
  • Eight individual wetlands have been identified throughout the property totaling approximately 6.5 acres; one wetland on the northeast corner of the property lies under jurisdiction of the USACE; the remaining wetlands total less than ½ acre in size for the combined six areas noted throughout the property
  • One wetland in the center of the property is under review by the EPA as a high-quality wetland with jurisdiction by the Metropolitan Water Reclamation Department (MWRD)
  • The property is surrounded by access to utility lines and easements, sanitary water lines, and water mains with no known capacity issues
  • There were no environmental findings on or surrounding the property
  • The land has approximately 40 feet of grade change from the west end of the property to the east end of the property

The Village of Schaumburg retains jurisdiction of the property’s approved use for any future development, whether by District 211 or an outside entity.  In a communication from the Village of Schaumburg shared with the Board of Education at its March 16, 2017 meeting, the Village identified the highest and best use for the property to be single family housing, and expressed support of active and passive recreational space, or certain uses that would support District 211’s educational mission without negative impact on the surrounding residential neighborhoods.
